But the flip side of extensions, loft conversions and new décor is what people unwittingly do that REDUCES their property’s value.

Here are three things to avoid.

1) Over improving. This may sound odd, but it’s true. For example, if you have taken a double bedroom and turned it into two smaller rooms, it can negatively affect the value and desirability for potential buyers. Other ‘improvements’ can include installing artificial grass on your lawn (this divides people, some like it, some hate it) and removing any ‘quiet areas’ by creating a totally open-plan kitchen, lounge and dining area.

2) Forgetting your home’s exterior. A lick of paint can do beautiful things for a property but choose wisely. A bright purple paint job is the only thing worse than a tired-looking exterior. Neutral colours work best if painting the exterior. And pebble dashing the outside is a big turn-off in the 2020s.

3) Cowboy builders or dodgy DIY. Building an extension or loft conversion often adds money to a property’s value. But in some cases, if poorly done, it can see thousands wiped off the value of your home. Likewise, if essential works are needed to rectify things caused by bad workmanship, this can rapidly decrease the property’s value. Most people walk away from botched building projects and seek different options. So, choose your builders wisely.
