Valentine’s Views: Five Loves and Loathes in Home Buying

Valentine’s Views: Five Loves and Loathes in Home Buying

On Valentine’s Day, let’s explore buyers’ love-hate relationship with certain home features. Rather like an estate agency version of the reality TV show – Snog, Marry, Avoid.

Understanding what turns buyers on, and off, is ultra-important when it comes to selling your property.

What buyers love
1)    Open-plan living spaces: The heart flutters at the sight of spacious, open-plan layouts. They represent freedom and flexibility and are much desired in modern homes.

2)    Eco-friendly features: A growing affection is seen for sustainable living. Features like solar panels and energy-efficient appliances are good for the planet and the wallet.

3)    Outdoor areas: Be it a cosy garden or a sleek balcony, outdoor spaces offer, quite literally, a breath of fresh air to home seekers looking for ‘the one’.

4)    Smart home tech: The convenience of smart home technology, such as automated heating or security systems, is increasingly becoming a cherished feature.

5)    Location, location, location: A great location still steals hearts, being close to amenities, transport, good schools or whatever the buyer feels is a perfect match for them.

What buyers loathe
1)    Outdated décor: Like last year’s fashion, outdated interiors can be a turn-off to some. Today’s buyers often seek a more contemporary, neutral palette.

2)    Limited storage space: Cluttered and cramped spaces can dampen the mood. Ample storage is ideal for a practical, harmonious living space.

3)    Neglected maintenance: Signs of neglect, such as peeling paint, wonky cabinet doors or untidy gardens, can quickly sour the feelings viewers have.
4)    Peculiar personalisation: It’s not them, it’s you – too much customisation can make it hard for buyers to see themselves living in the space. When you’re on the market, depersonalise your home as much as possible.

5)    Poor natural light: Dimly lit rooms lack the warmth and welcoming vibe buyers seek.
